Private sector construction and real estate transactions for the second quarter of 2026

MACAU, August 21 - Information from the Statistics and Census Service (DSEC) indicated that a total of 4,206 building units and parking spaces were purchased and sold in the first half of 2026 as per Stamp Duty record, an increase of 1,516 from the same period last year; the total value of transactions rose by 46.7% to MOP14.94 billion. The number of residential units transacted totalled 2,885, amounting to MOP12.54 billion.

A total of 1,864 building units and parking spaces were purchased and sold in the second quarter of 2026 as per Stamp Duty record, and the total value of transactions was MOP6.64 billion, down by 20.4% and 20.1% respectively quarter-on-quarter. The decrease was due to a boost in sales driven by the launch of new properties in the previous quarter.

Purchase and sale of residential units went down by 341 quarter-on-quarter to 1,272 units in the second quarter, and the value of transactions dropped by 24.6% to MOP5.39 billion. Transaction volume (1,225 units) and value (MOP5.09 billion) of existing residential units fell by 22.4% and 26.9% respectively from the previous quarter. Meanwhile, number of pre-sale residential units transacted (47 units) increased by 13 quarter-on-quarter, and the transaction value (MOP299 million) surged by 68.2%.

With respect to the average price per square metre of usable area, the overall average price of residential units (MOP64,603) decreased by 4.3% quarter-on-quarter; the average price of those in the Macao Peninsula (MOP61,510) fell by 9.6%, whereas the average prices of those in Taipa (MOP69,057) and Coloane (MOP78,599) grew by 6.4% and 13.5% respectively. The average price of existing residential units dropped by 5.8% quarter-on-quarter to MOP62,820. The transacted units were mainly in Baixa da Taipa (159 units), NATAP (145 units) and Areia Preta & Iao Hon (92 units), and the respective average prices per square metre were MOP70,054, MOP69,492 and MOP56,783. Meanwhile, the average price of pre-sale residential units went up by 7.8% quarter-on-quarter to MOP122,719.

As regards construction in the private sector, there were 5,862 residential units in the design stage, 935 under construction and 849 under inspection as at the end of the second quarter. During the quarter, 157 residential units were issued the construction permit, of which 99.4% were studio flats.
