The transition includes Dan Ferring stepping into the role of Closing Officer and the recent addition of Mya Wehde to the Home Services Title team.

Denny’s retirement marks the conclusion of more than 37 years in the real estate and title industries, including more than 10 years with Home Services Title. During his time with HST, Denny has become a familiar face to real estate professionals and clients throughout the Dayton area, known for his industry knowledge, sense of humor, willingness to help, and commitment to making every closing a positive experience.

While Denny is officially retiring from his full-time position, he won’t be disappearing completely. He plans to remain available to help cover closings during employee vacations and particularly busy closing days.

Throughout his time at Home Services Title, Denny has taken on responsibilities extending well beyond the closing table.

He became one of the company’s most prominent public speakers and is a continuing education instructor approved by the Ohio Division of Real Estate. Whether educating real estate professionals or walking a homeowner through the value of owner’s title insurance, Denny developed a reputation for making complicated topics approachable, understandable, and often entertaining.

He has also consistently demonstrated Home Services Title’s commitment to exceptional customer service, frequently volunteering to handle early-morning and late-evening closings when clients’ schedules required additional flexibility.

In 2020, Dayton Realtors recognized Denny for his outstanding contributions as an Affiliate member, highlighting the relationships and reputation he has built within the local real estate community.

His willingness to step in wherever needed has made him an important part of the Home Services Title team. His approach could often be summed up with one word: “Yes.”

Whether a client needed an unusual closing time, a colleague needed assistance, or a real estate professional had a question, Denny consistently looked for a way to help.

Preparing the Next Generation of Closing Leadership

Home Services Title began preparing for Denny’s retirement well in advance. Since joining the company on June 1, 2026, Dan Ferring has been training directly with Denny as he prepares to assume closing responsibilities as a Closing Officer.

Dan brings more than 10 years of experience in investment finance in Columbus, Ohio, along with the communication skills and attention to detail that are essential to creating a smooth closing experience.

In his new role, Dan will lead closings while helping ensure clients remain informed and comfortable throughout the process. He has already demonstrated an ability to connect with people, quickly read a room, and bring both professionalism and personality to client interactions.

Those qualities align closely with the culture Home Services Title has worked to build since its founding in 2002: setting a high standard for service while maintaining meaningful, face-to-face relationships with clients and real estate professionals.

Denny’s involvement in Dan’s training has also helped provide continuity during the transition, allowing knowledge, expectations, and service standards to be passed directly from one Closing Officer to the next.

The company is also welcoming Mya Wehde to the Home Services Title team.

Mya recently joined HST following the departure of Levi Stewart and has quickly become an integral part of the company’s daily operations. Colleagues describe her as reliable, detail-oriented, and a quick learner.

Her addition comes as Home Services Title continues to invest in a strong team capable of providing responsive, accurate, and personal service throughout the closing process.
